Don’t get me wrong, January 1st feels like a clean break, but the true new year comes from natural cycles—the moon’s phases, the rhythms of the earth. These cycles don’t care about the calendar. When we tap into them, things flow in a way that feels way more in sync with who we are. January 1st can be part of that, but it’s not the only place to start. And honestly? It’s not even the most important one. The Real New Year: For real, the true new year isn’t based on a date. It starts when we align with the earth’s rhythms and the moon’s cycles. Take the Winter Solstice, for example. The longest night of the year is all about reflection and renewal—a time to go inward, pause, and create space for the new. After all, everything dies before it can be reborn. The solstice is that moment of closure, making way for new beginnings, but not at breakneck speed. It’s a time for quiet contemplation before the energy shifts. So, January 1st is cool for a fresh start, but it’s not the only start. Your Perfect Home: Beyond the House and Into the Heart of Your Community
When thinking about buying a home, what’s the first thing you think about? Is it the house, the place or the people? It was probably the house itself and that’s ok, that’s normal. When presented with multiple options, the option closest to you physically and energetically is usually the simplest and safest thing to explore, so that’s where we automatically go. But let’s zoom out a tiny bit and think about where we live. Is this in the desert or the mountains? Beach or lake front, wine country? Urban or rural? Once we’ve answered that question, we zoom the lens in deeper. Is this a community with pristine lawns, a community pool and an HOA? Is it completely rural and private with land and a fence all the way around with a gate? Is it a high rise in the middle of all the hustle and bustle? Let’s add another layer and go even deeper. Is there a block party every year and tons of community events to network and make friends with other members? Is there a church of your denomination nearby? Is there a quality, fair trade, organic coffee shop in town? How is their library? Masonic, Moose, Elk, etc. lodge? What type of lifestyle do you want to have? I have found that so many people don’t consider their neighbors and other community members. It’s not that they don’t necessarily care about these things, but sometimes it’s more “what you can afford” and “the commute to work” that dominate our thoughts about buying a home and there’s really so much more to consider. I find it’s really important to dig down and discover what you really want out of your community and what your place looks like inside said community. Here’s an easy and powerful meditation technique to practice if you are considering a move, looking to call your community to you, or just want to leave your community a bit better than you found it. Take a moment to center yourself, put both feet on the floor if you can, or just get as comfortable as possible in your current position. Breathe in slowly through your nose (if possible) while imagining fresh energy or light filling your heart. Hold for a moment and then exhale slowly through your mouth (about twice as slow as you inhaled) and imagine old, stale, icky energy coming out of your whole body and mouth like steam being released. Do this as many times as feels right to you and clear your mind for a moment. Now, think of the absolute most perfect day, whatever brings your heart the most joy. Then I’d like you to start envisioning your perfect community. What does it look like? Are there many parks? Lots of nature to explore? Is it full of skyscrapers? Can you walk everywhere, or do you have to drive? How does everyone treat each other? What kind of businesses are there? What kind of clubs are there? Venues? Go all out, let your fantasy run wild and true. Do your best to not allow your limiting beliefs and ego distort or shoot down any detail of this that brings you joy. This is 100% unbridled fantasy, allow it (sometimes I imagine it as Muppets or a cartoon just for fun-the main goal of this exercise is the feeling)! Imagine all of it down to whatever depth and detail you can go. Turn your focus on to the feeling this vision gives you and flow within it for as long as you allow yourself. Take a deep breath and let it go. Then go about your business (*pro tip-this would be more effective performed before bed). Do this as often and whenever you have a few moments (*pro tip-it typically takes 4 to 6 weeks to reprogram your subconscious, so if you want to commit to this process, I suggest doing this for at least 4 weeks). One last tip-If you struggle with the visualization process, write it down instead (in the present tense, like you already live there)! And remember, don’t take this too seriously, the goal here is fun and inner happiness! Manifestation and Letting Go in Real Estate
The deeper I delve into witchcraft, the occult, manifestation, religion and science, the stronger my belief grows that you create your own reality. In my experience things simply don’t, nor do they have the ability to, change *unless* you truly want them to. It all boils down to belief. It’s such a simple yet powerful truth. Sometimes in life things don’t work out the way we think they’re going to. We’re confident that we’ve put as much work as possible out into the 3D world, but you’re not getting the results you wanted. You see other people around you getting the results you want but don’t understand why you aren’t. On the surface (your conscious level), you say you’re ready for change and on this level you may be. I then invite you to start asking yourself questions as to why it hasn’t worked out. When you do the inner work, you find resistance. You can then either accept this resistance or examine deeper to find and remove and replace the cause. You can do this in many ways. If you’re more religious, you can use prayer, more science and tech, timeline revision and quantum jumping, if you’re more witchy, you can use tarot, cord cutting rituals, invoking archetypes or deities, more mystic or priestess, invoking the holy trinity or practicing miracles, or if you’re more conventional, you can use journaling or talking to a therapist. There are countless ways to do this, and ALL METHODS ARE VALID. But the bottom line is you must be physically, consciously and subconsciously prepared for it. You must feel full acceptance for this new identity and life that you are cultivating. This is easily translatable to real estate because to not only is it one of the biggest purchases you’ll ever make, but it’s something that requires a level of responsibility that can be incredibly intimidating. There’s a lot of preparation that should go into something like this. Some people simply aren’t ready for it and that’s ok. It really is so much deeper than changing our address. It means upheaval, hard work, stress and possible heartbreak. If you think something will go wrong, it probably will. If you look at it in a different way, perhaps it’s just a slight or major redirection from the universe. You always get what you ask for. It’s just as much work emotionally and spiritually as it is physically. But it also means growth, joy, triumph and accomplishment. Sometimes we get so lost in the negative that we forget the positive. And why allow ourselves to even look at it from a negative lens? If it’s one or the other, why couldn’t it be the other? This can be the next step to our personal freedom. Freedom to have our own little slice of the American dream, or whatever dream your heart desires. A space of our own to do what we want and live how we want to live. Are you energetically tied to your current circumstances? Do you want to keep spinning your wheels in misery? Are you prepared for what’s to come? Do you need guidance for your next steps? Are you holding onto the outcome too tight? Do you need to learn how to let go? There are so many facets to our lives and limits on what we allow ourselves to look upon. Sometimes another perspective would be welcome. The History and Value of Buyer's Agents
With so much turmoil happening in the real estate industry around buyer’s agents, I’ve noticed most of the discussion has been focused on what a buyer’s agent gets paid and how that’s changing, but I haven’t seen a lot about how they came about and why they were needed in the first place. Today, let’s discuss the buyer’s agent, its history and what being a buyer’s agent means in today’s market. I have represented more buyers than sellers in my career thus far and it has been my experience that it’s so much more than opening doors, writing offers and supporting you through the escrow process of purchasing a home. In the 1800s, if you wanted to purchase a home, you would find an agent and you were kinda stuck with whatever listings that one agent had. Brokerages didn’t work together, so if you wanted to sell your home, you were pretty much stuck with whatever buyer pool the agent had. In the late 1800s, sellers decided it would be better if they had a larger pool of buyers, as this would sell their homes faster and for more money. But what would incentivize those agents at other brokerages to bring their clientele to another brokerage’s listing? This is when broker cooperation was born (where the listing brokerage offers a portion of their commission to the brokerage that brings a buyer to their listing) and in early 1900s the National Association of Realtors was born as well as the term “MLS” (multiple listing service). This concept really revved up right after WWII as a lot of GIs were coming home, getting married and settling down. The housing economy boomed and there was high demand for more agents. From this time until the late 1980s, there was no official professional “buyer’s agent” duties or responsibilities and buyers were getting fed up with getting screwed over because they didn’t have representation that they deserved and needed. I liken it to using the prosecuting attorney as your defense attorney as well. There’s no way that attorney can fully represent both parties. Because of this, buyer’s agency was introduced in the early 1990s and came with a specific set of responsibilities, the most valuable (IMO) being their fiduciary duty to their client. This ensured that a person interested in purchasing real estate would have an advocate in their corner. Ok cool, thanks for the history lesson, Kris…but what does this all mean for us today? I could list off duties that are easily Googled and required by law and would bore you to death, but instead, let’s look at this from the perspective of a prospective home buyer in today’s market and complex lifestyle. I’m your Firestarter when you need some motivation and your light bearer when you cannot see the way. I’m your cheerleader when things get hard and your bestie when you need to vent or share your fears. I’m your trusted advisor, confidant and market expert. I’m your manifestation coach when you hit a block or something doesn’t go as expected. I’m your future dream planning partner and your spiritual guide keeping you grounded. I’m your chaos shield and fierce advocate. I’m your “think outside the box” strategizer and expert negotiator. I’m your area expert and community pillar. I do so much more than paperwork. There has been a lot of turmoil bubbling as the automatic assumption of buyer’s broker cooperation goes away. When I first heard the news, I was pretty emotional about it. In hindsight, to process, I went through the classic steps of grieving. The first was denial because I could not understand how or why this could have happened. As a high producing agent and a bigger picture person, the whole thing was preposterous. Then I got mad because our government and law system is failing us in so many ways right now and now another ruling that has massive potential to hurt the average American person even more because of one man’s greediness (which has spurned a lot of spin off, cash-grab lawsuits because it set a precedence and everyone wants to make a quick buck these days-ethical and sociological implications be damned). This, of course, was followed by bargaining… maybe I could manifest this a way or maybe a miracle would happen. The longer nothing changed, the sooner the sadness creeped in. I couldn’t help but think of all the first-time home buyers that scrimped and saved to purchase their very first home that now have to either put that off until they can save more (while battling high interest rates and inflation) to pay for their agent or take the risk to go directly to the listing agent and be at their mercy. It takes away their right to separate representation for the middle and lower classes. This feels predatory and it scares me. But then I remember that there are still good people out there. Sellers who see the value in offering their home to a larger pool of buyers. Sellers who still want to give someone just starting out a chance. Someone who understands kindness and a fair playing field with everyone, simply because everyone deserves a chance, will not only leave a lasting impression of love on the earth but statistically speaking will sell the house for more money and in less time. It stimulates the local economy and helps take a lot of the headache off their plate and conscience. I’ve seen quite a lot of opinions both ways about it and I’m sure you have too. Now you know mine. Not everyone will agree with me, and I respect that. All we can do is bring as many different viewpoints as possible to the table and let you make the choice that resonates with you. Working as ANY type of agent, there is so much involved, and I am confident that people see my value and will continue to do so. As sellers will now have the option to choose whether or not they will offer buyer agent compensation, all we can do is keep servicing our clientele to the absolute best of our ability and to have faith that the world will continue to see our value. I truly feel if they don’t, they just haven’t had or been aware of what the full real estate purchasing or selling experience includes. For me, it’s worth every minute of blood, sweat and tears. The ultimate reward is the privilege of being the first person to congratulate you on your new home. What a precious and priceless gift.

A Home of Your Own is Worth So Much More
I truly believe in home ownership. As a Realtor...OF COURSE I said that...but the belief lives within the rest of me, the creative, empathic and sensitive human. A home is so much more than its “equity” (although that can definitely be a nice by-product of the home ownership experience LOL). A home is a place to truly call ours. An extension of ourselves. A safe place where we can rest, de-stress from the outside world and just be ourselves. It’s a place where we can completely fall apart or laugh so hard that we snort. It’s the place that reflects our travels, not only worldly destinations, but our emotional and spiritual journeys as well. It shows us where and who we are. It hides our secrets and treasures. It’s a place where we are free to express our personalities and quirks. Yes, there will be challenges and costs, anything that’s worth anything is going to require work, but I look at it like this, as rents rise, your mortgage does not. Why not then find a good strategy to budget and be open to learning new things (my husband and I have had some TRIUMPHANT watershed moments DIYing around our home)? For me, owning a home means freedom. I can do pretty much whatever I want to do to MY home, whether it’s painting a mural on the retaining wall outside, painting my front door pink (currently painting the inside with Danish folk art/fantasyland at Disneyland/my style scene) or doing the kitchen in some wild maximalist style, it’s my choice and my space. I love knowing I have the option to take my equity and buy something bigger or use it to make improvements and make it even more “me”. Putting down thick, healthy roots in my community is priceless. Not to mention the security knowing that I am staying put until I make the decision to leave (aka my landlord isn’t going to decide to sell and leave me scrambling to find another place to live and having to come up with even more money because moving is expensive, and the replacement home always seems to be more expensive than the one you’re leaving). There has been so much emphasis on why NOT to buy a home these days, but even with the slew of negativity going on in the US with inflation, rates, affordability, economy, politics, lawsuits, etc. and everything going on in the world, I am and will continue to advocate for home ownership. You have to live somewhere and a home of your own is worth so much more than how much you can sell it for. I’ve shared my feelings and now I’m curious to know, what does home ownership mean to you?
